Nigeria has Real Estate Potential But Has Some Challenges

NDLEA occupies Arik attendant’s house, grills co-workers


The National Drug Law Enforcement Agency on Wednesday stormed and occupied the Lagos house of Chika Egwu Udensi, a crew member of the Arik Air flight W3101, who was arrested with 20 kilogrammes of cocaine at the London Heathrow Airport.

The NDLEA moved to the house after they had interrogated pilots and flight attendants of the flight that left the Murtala Muhammed International Airport, Lagos for London on Monday night. The interrogation lasted for several hours at the NDLEA head office in Lagos.

15 statutory laws governing land/property transactions in Nigeria.


Many people do not know that there are some statutory laws that have been enacted and established by both the state and federal government to regulate, guide and govern all forms of land and landed properties’ transactions in Nigeria which could make such transaction illegal or even lead to forfeiture whenever the parties to the transaction do not adhere to the provisions of such statutory laws as been laid down or stipulated.

Land and landed properties are static in nature and because they are immovable, hence the Latin maxim “Quicquid plantatur solo solo cedit” (meaning; whatever is affixed on the land belongs to the land).

Land and landed properties’ transactions (ownership, sales, acquisition, lease, mortgage, alienation, assignment/conveyance, sublease) are a contractual relationship between two or more persons for exchange and release of interest they have on land and landed property in consideration for a compensation which is usually of monetary value in nature.

For the protection of all parties involved in any or all of the above mentioned transactions as well as making such transactions legal and tenable in any court of law, the government (state and federal) of the federation has enacted some statutory laws to guide, govern and protect all persons who find themselves embarking on any of these land and landed properties’ transactions in Nigeria.


2There are so many reasons why government enacts statutory laws to govern and guide land and landed property transactions in Nigeria. Some of which are:

• To help generate additional revenue for government
• To add up to the Gross Domestic Product (GDP) of the economy
• To endeavour government carry out one its constitutional statutory function of protecting lives and properties
• To protect land/property investors and owners against fraud
• To have a detailed record of all land and property transactions in the country
• To assist government in planning towards adequate provision of infrastructural facilities in the country

When I heard about the incident and approached her to report the story and put the guy on blast, she refused. Begged me not to because she didn't want the embarrassment and stigma of being a rape victim. This guy got away with rape.

Ladies, if a man rapes you, you need to speak out. If he gets away with raping you, he will find another victim because he'll believe he's untouchable. Please don't let him get away with raping you.

Nigeria Has At Least 770 Billionaires.

Despite the fall of the naira and plunge in crude oil prices, Nigeria still boasts least 770 naira-billionaires whose wealth is valued above $10 million (N1.98 billion) each.
The economy of the nation, though, has taken a toll on the number of billionaires, with about 50 billionaires dropping off the list in 2015.
According to the revered Knight Frank wealth report 2015 obtained by TheCable on Wednesday – with contributions from Nigerian billionaire, Tony Elumelu – Nigeria’s billionaires are expected to rise to 1,080 by 2025.
The report says over 15,400 dollar-millionaires were from Africa’s largest economy in 2015, falling by 16,400 people in 2014 and 5,500 in 2005.

EFCC Wants To Steal My Money –Patience Jonathan

Former First Lady, Mrs. Patience Jonathan, yesterday accused the Economic and Financial Crimes Commission (EFCC) of using mercenaries in court to plead guilty on her behalf. She said the anti-graft agency was plotting to steal her “hard-earned” $15million (about N6.3billion)
She was reacting to the guilty as charged plea by four companies arraigned with a former aide to her husband, Waripamo Dudafa at a Federal High Court sitting in Lagos yesterday.

Lagos advises residents against patronising unregistered estate agents

There are many unscrupulous estate agents in Lagos.
The Lagos State Government on Thursday urged residents to desist from patronising unregistered estate agents while looking for decent accommodation.
Jimoh Ajao, the Special Adviser on Housing to Governor Babatunde Fashola of Lagos State, told newsmen that such agents could run away with their money.
Mr. Ajao also urged residents to patronise only estate agents that registered with the Lagos State Real Estate Transaction Department (LASRETRAD). He advised agents and property service providers to register with the department in compliance with the stipulated laws.
The governor’s aide said that the agency was set up to check activities of unscrupulous estate agents who had bastardised the noble profession. He said that the major concern of the state government was the need to provide affordable housing for the increasing population.
“This informed the various strategic steps taken by the government to check activities of quacks in the real estate sector of the state,” he said.
Mr. Ajao said that the agency would enhance the state’s position as an investment destination and further create a sustainable climate for doing business.

Patience Jonathan tells court that the $31.4 m inside a frozen account belongs to her

According to TheGuardian, former First Lady, Dame Patience Jonathan, is claiming ownership of the $31.4m involved in an alleged fraud case before a Federal High Court in Lagos.


Counsel to the first defendant in charge, with case number FHC/337C/16, Gboyega Oduwole, informed the court that Mrs. Jonathan filed a fundamental application against the EFCC, claiming ownership of the money.

How Rashidi Yekini Was Allegedly Murdered and How Family Now Wants His Property- Lawyer reveals

Three years after his demise, the families of late Africa Football legend, Rashidi Yekini, are still locked in a fierce battle over the estate of the soccer star.

Jubril Olanrewaju Mohamed, who was the personal lawyer and close aide to Yekini while he was alive, tells Premium Times, in this exclusive interview, how challenging it has been keeping Yekini’s estate for the rightful owners- his two daughters, Yemisi and Mariam.


The lawyer also recounts the sad death of the football star, insisting there was foul play and that justice has by no means been served. Below are excerpts of the interview;


PT: Can you tell us a little about you?


Jubril: Jubril Olanrewaju Mohamed is my name; I was the lawyer to Late Rasheed Yekini and counsel to his estate.


PT: How has the task of keeping Yekini’s estate being for you?


Jubril: It has been a challenging time in the sense that I had to ensure that the estate he left behind is not taken away from the beneficiaries he left behind, that is his two children. They are grown up children and to ensure that they are psychologically stable has been challenging.


PT: There are talks that Yekini had more than two children. Has there been any claim from anywhere else?


Jubril: A Togolese lady came with a three-year old girl eight days after his death claiming that Yekini was the father of the child. The mother (Yekini’s mum) accepted and other members of the family. Yekini actually confessed to the relationship and one and half years after the relationship was over she came back saying she was pregnant. It even caused misunderstanding between him and his mum because he refused to accept the child but his mother accepted saying the more the merrier. We asked her to do a DNA after she came back but up till now we haven’t ascertain the authenticity of the child’s paternity.


PT: So back to Yekini’s estate, we hear all is not well as regards that


Jubril: The family called a number of times asking that the properties be sold and shared among themselves. I however told them their suggestion was unlawful, even Islamically because he had children and a mother. He (Yekini) gave his mother some property and it would be wrong of me to take it away from her. Also the rest of his property, he gave no instructions on how to do deal with it. His mansion in Ibadan is still being maintained and we have looked for an estate manager to help us look for anyone who is interested in the property to lease it because the money you would get from there would be substantial. At the moment the respective mothers are the ones taking care of their children with a little input from me. Yekini has the BQ, the five flats of three bedroom at Ijagbo, then the mansion.


Right now however, they (the children) get nothing from the estate as we are still waiting on the lease of the mansion since the mother takes all the proceeds from the other properties. The family members feel they are entitled to whatever comes from the leasing but I have said no, that these two children are basically and primary beneficiary of that estate. They can meet their mother for part of what she is getting from Ijagbo’s property which is massive but as for this one, no way.


My jurisdiction is limited to this one mansion because I do not want to stop what Yekini did not stop in his life time. The property would naturally revert back to Yekini’s estate after her demise and according to our traditions, no elderly person wants to be left behind while their child or grandchild dies, so the rent that accrues after her demise becomes that of Yekini’s children.


PT: You have fingered foul play in the death of Yekini, do you still maintain such stance?


Jubril: I maintain that stance because of the circumstances surrounding his death. He did not die naturally and I asked some questions on the circumstances leading to his death and they have not been able to provide me with answers. According to the report of his late younger sister who died shortly after he died and was the mastermind of his abduction, she said that morning of May 4, she said they gave him tea because he was tied down because they felt he would escape if they did not tie him down. She said Yekini begged to be released to see me and that he was being smoldered where he was. It was after he took a cup of tea which he requested for, he became restless and started gasping for breath. That was when they took him to a nearby hospital Al-Amin Hospital in Apete, in Ibadan.


According to the doctor who attended to him, Yekini was virtually dead when he was brought in because the pulse was actually very feeble before he could do anything the man was gone. So I wanted to see those guys who took him away and ask them what his treatment plan was because you can’t die in such circumstances and it would not raise suspicion. By the laws in Lagos state, there would have been an inquest into his death; the coroner should have been brought in to verify the cause of his death. That was what I was asking for. The family members might have had genuine reasons for doing what they did and I was not out to persecute them. I just wanted to know the cause of Yekini’s death. Just like what happened to Michael Jackson, there was an inquest. If it were a nobody now, we could just overlook such things but a whole Rasheed Yekini was taken to the native doctor forcefully and he died there and we did not know the cause of his death.


PT: Do you think you could have done more to avert Yekini’s death?


Jubril: Yes, I wish I did more to keep him safe. I thought the police order was good enough but may be stationing a policeman would have been better. I was disappointed that the police failed to make any arrest and ended up calling it a family affair and saying no one had come to declare their grievances. I asked them if there was a corpse lying in the street would they leave it there because no one came to report? They however were waiting for me to write a petition and I did not do that because I expected the police to bring up the coroner law and find out the cause of death of a man who was kidnapped from his house and later found dead despite an order restraining some people.


PT: Finally how are Yekini’s children faring?


Jubril : Yemisi is close to 20 and the other is 15. The 20-year-old is studying at the University of Leicester where she is studying performing arts. The second one is in Osogbo. She will be writing her final year exams soon.

Lagos actions to guard investors in property market

Plans are underway by the Lagos State government to protect the interest of real-estate investors and everyone through sanitisation and regulation of the actual estate market, Kehinde Abayomi, director of estate in the state ministry of housing, has said.

Abayomi, who represented Bosun Jeje, the state commissioner for housing, at the opening ceremony of the ninth edition of the Luxury Living Africa Property Exhibition, said the move was necessary to help curb the excesses of dubious real-estate agents who defraud investors in the sector.

“Real-estate agents must register with the state before they could be licensed as the sanitisation process may also involve screening and training of accredited estate agents within the metropolis,” he said.

Organised by Campaign Hype, the exhibition created a platform for trade promotions, exploring of investment opportunities, networking and market development for all stakeholders in the actual estate sector.

The expo also afforded property developers opportunity to showcase their recent products to prospective customers. “The aim of the exhibition is to display innovative real-estate products as Nigerians now see real-estate as new hub for investment after the crash of the stock market,” said Ike Steve, head, organising team.

“The growth of Africa's real-estate industry within the last six years has been impressive, signalling that the entranceway for opportunity and innovation has opened right in Africa; the need for a platform where new real-estate products could be showcased is important,” he explained.

The event also provided a platform for stakeholders to go over and chart the way in which forward on what investors can benefit from the mini property boom on the continent at present.
